The shower had great pressure, but the room was extremely small for three.

I had a lovely experience here, especially enjoyed the daily refreshment restock and the delightful breakfast variety! the room size was smaller than what the photos suggested. I would definitely choose this place again!

I enjoyed a cozy stay with a kettle for tea, great cleanliness, and a comfy shared bathroom experience. Just a few minutes walk to the tram stop and excellent food options nearby.

had an amazin stay for 3 nights! the deluxe family suite was huuuuge with high ceilings and a cozy bay window to chill and watch people go by. location is killer, tram n bus stops are right there, so easy to get around edinburgh. also loved that it felt like we were in a real edinburgh neigborhood, with kids heading to school in the morning! comfy beds and a clean bathroom too.
had a bit of trouble with the shared shower, it was kinda busy and could be cleaner. also, some of the info in the room about safety in case of emergency was missing.

Loved our cozy stay!
Super spacious and stylish! The breakfast was so fresh and just right, and we used the picnic area for some tea time, perfect for a family break. Paola was amazing—so friendly and helpful! Only wish there was more parking nearby.

This was just an ideal choice for one night in Edinburgh with all in all brilliant value for money. The wifi was better than I have ever experienced in a hotel before. If you’re sensitive to noise, you might prefer a room at the back.

Spacious family room with a great view. A bit noisy at night, though.

Ideal for short stays
I was struck by the friendly staff who helped us with check in when we had some trouble. Also the shower was great, hot water and strong pressure, felt refreshing after a long day.
It wasn't exactly a steal but I found it acceptable for what we got.

The place boasts a charming dining room that feels both elegant and warm, perfect for early mornings. Free on-street parking is a real plus, allowing you to come and go without stressing about your vehicle.
Unfortunately, the room set-up isn't ideal. it’s cramped with cheap furniture that shows wear and tear. The shower pressure fluctuates, making a consistent experience tough to come by, and the lack of toiletries beyond basic shampoo and conditioner signals little attention to guest comfort. I also found cleanliness lacking upon arrival, with leftover items from previous guests creating an unwelcoming vibe. Adding to it, the Wi-Fi connection proved unreliable during my stay, leaving me disconnected at inconvenient times.

The location made exploring Edinburgh super easy. I walked to the city center in no time. The room felt cozy, and it was clean. I appreciated having tea and coffee options available. I had a lovely chat with Paola, the owner, who was genuinely kind and helpful with recommendations. the shared bathroom situation could use some attention. Sharing with several rooms made things a bit cramped at times. The shower pressure varied, making it frustrating. Breakfast had room for improvement too. I expected more variety. Despite these issues, the overall vibe was welcoming, and I enjoyed my stay.

The location is convenient, being a short distance from the city center and near good public transport. My bed was comfortable, and the bathroom was impeccably clean. noise from the street was a significant drawback, making sleep somewhat difficult. Breakfast options were limited, leading to disappointment. Despite these issues, the overall value at £80 for two nights plus breakfast feels reasonable for the area.

Enjoyed my stay with a spacious en-suite bathroom and a cozy room that kept me warm during chilly nights. The lovely garden and comfy lounge area were perfect for unwinding after a day out. Just a heads up, the room seemed a bit snug for the deluxe designation, but overall it was a delightful experience! 😊

The nearby eateries are gems! Silver Bowl and White Sushi had dishes that made my taste buds dance. Plus, the deluxe family suite was spacious and bright for chilling after a day of exploring.
A bummer that there was no breakfast as promised, and the shower left a lot to be desired.

Warmth and Comfort in Edinburgh
I had a delightful stay with a cozy atmosphere and a wonderfully spacious triple room. The homemade breakfast each morning was a highlight, featuring a variety of options including perfectly cooked eggs and fresh pastries. Paola, the hostess, was incredibly welcoming and shared great local tips. I did notice some noise from the street at night.
